
Medium Density Residential Zone Overview
Recently, the majority of the Residential Zone became the Medium Density Residential Zone. This applies to most areas in Cambridge, Leamington, Te Awamutu, and Kihikihi.
To subdivide in the Medium Density Residential Zone of the Waipā District, a minimum lot size of 500m² net area (excluding access) is required for a vacant site. If you want to create a lot smaller than 500m², you must apply for a land use consent alongside the subdivision consent.
The land use consent must include house plans for all vacant lots, and the proposed houses must comply with the medium density standards, including:
- Boundary setbacks
- Site coverage
- Daylight control planes
- Outdoor living areas
- Other bulk and location rules
Any existing homes on the site must also comply with the medium density standards.
Dwelling Density Rules
Under the District Plan, two dwellings per title are generally permitted as a permitted activity.
If you want to build more than two dwellings on a title, an infrastructure capacity assessment must be completed by a suitably qualified professional. This assessment must then be reviewed and accepted by Council through the consenting process.
Feasibility and Planning Considerations
When considering subdivision or development, a number of District Plan requirements need to be assessed, including:
- Policy overlays
- Access
- Infrastructure servicing
- Potential flooding
- Other planning constraints
These factors should be reviewed early to determine whether your proposed development is feasible.
